The loan allows physicians to buy a home with no down payment, does not charge mortgage insurance and does not count your student loan debt against you when calculating your debt to income ratio. On a resident’s salary in the Charleston area, many are able to buy a home with a purchase price around $250,000 or more, and monthly mortgage payments (including taxes and insurance) end up being much less than current rental prices, not to mention the tax benefits of home ownership.
